Eix Llobregat

The Llobregat River marks the western limit of the city of Barcelona and gives name to an area full of nuance and diversity. Heritage and culture combine with Catalonia’s top infrastructures, such as the Barcelona airport, opening the Llobregat area to the world.

Pla Delta / Llobregat

Located to the southwest of Barcelona, between two major infrastructures —the Port of Barcelona and Barcelona-El Prat Airport— and with the Free Zone and the Costums-Free Zone, the Llobregat Delta is an important engine for the metropolitan area’s economy. The first Delta Plan was undertaken in the 1990s and involved diverting the course of the Llobregat River in order to extend the industrial port, among other initiatives. The Delta Plan intends to transform this area by reviving zones of economic activity and improving infrastructures, such as Mercabarna, creating a new intermodal station, a building platform for SMEs and social economy and green corridors leading to the river from the urban area.

Barcelona – 3D Factory Incubator and the D Factory 4.0

Among the CZFB’s main initiatives for addressing the challenges of the new digital economy is the D Factory Barcelona with the development of two projects as part of its strategic plan:

The 3DFactory Incubator is housed at the CZFB’s corporate headquarters. It is equipped with 3D printers and machinery, a design, production and post-processing area, a co-working area, modular meeting rooms, shared areas and a showroom area featuring technology and additive manufacturing. The initiative is being supported by the Leitat Foundation as a technology partner and has already incubated more than 30 companies in the 3D printing technology industry.

The D Factory 4.0 project is a specific technology center for 4.0 industry that the Consorci is developing at the old SEAT site in the Free Trade Zone with partners from leading technology companies. This project is expected to be a reality in June 2020.

Sant Boi de Llobregat – Can Gavarrot

Can Gavarrot is located in the municipality of Sant Boi de Llobregat, on the western edge of the city, and covers an area of 32 hectares for industrial, tertiary and sports facilities projects. It sits at the point where residential and industrial land converge and it is a natural segue to the forestland, a factor which adds environmental value to the plot. Due to its location, it acts as a hinge between the Camps Blancs neighbourhood, the industrial zone of Fonollar Nord, Salas and Abat Oliba, as well as providing access from the town to the Garraf-Ordal mountains. The development objectives involve planning this section of the town’s frontage and promoting a mixture of uses that complement and interact with both residential and industrial land, including industry, tertiary, office and residential uses. In particular, singular sports infrastructure is currently located in this area and there are available plots for this use.

Gavà – Els Joncs

Els Joncs is in the municipality of Gavà and has a total area of 80 hectares. The sector has all types of land (urban, undeveloped, and developed but not delimited) and is located near the access point to the town, at the intersection of the Gava – Begues C-234 dual carriageway and the C-32 motorway. It is a large area between the railway line from Barcelona to Tortosa, which forms the north-western boundary, creating a clear visual and physical limit, and the B-210 dual carriageway, which forms the south-eastern boundary.

Currently, the main activity in this area is land cultivation with greenhouses used for this purpose and some buildings. The main objective of this new area is to expand the area currently used for economic activity, such as the Camí Ral i Parets / Barnasud Industrial Park. It is for this reason that the urban plan for the sector, geared to economic activity, specifies only one classification, with industrial uses, logistics, tertiary activity and offices predominating.

Sant Boi de Llobregat – Llevant

Llevant is a new urban development located on the eastern edge of the city, which covers more than 16 ha for mixed-use investment opportunities. The main objective for this location is to create a new urban area that comprises residential and economic activities. The plan focuses on residential development in the far northern area, continuing to the other side of Bonaventura Calopa street, with a total of 326 homes. It also delimits two autonomous locations destined for hotel and economic activity. Sector Llevant will become the new town’s frontage, both the C-32 motorway and the agricultural park, and it will connect this area to the rest of the city with a new neighborhood and mixed-use developments.

Esplugues de Llobregat – Finestrelles Nord

Finestrelles Nord is located in the northern side of the city, a strategic location between one of the main Barcelona’s gateways and the Collserola Metropolitan Park. It is primarily dedicated to office investment projects, along with additional activities (hotel, retail and leisure services). The project aims to develop a new business park, with the latest facilities, both in terms of business infrastructures and commercial services. This area offers easy access to the city of Barcelona and it is located very close to the Finestrelles Shopping Center and recent urban developed areas of the city.

Esplugues de Llobregat is well communicated to the main infrastructures, lasting 10’ to the airport, 20’ to the port, 20’ to the city centre and 10’ to Fira de Barcelona.

Viladecans – Ca n’Alemany

Located just 10 kilometres from the centre of Barcelona, near the Llobregat Delta, this is a prime business location for large scale industrial and commercial use. Viladecans – Illa A-Business Center

Illa A-Business Center is located in Viladecans Business Park (one of the three great areas of economic activity in the municipality of Villadecans) it is an office complex formed by 4 buildings, with common green spaces. Gavà – Pla de Ponent

Gavà has developed a new sector located north west of Els Joncs economic district, with the aim to boost a green and sustainable residential growth. Hospitalet de Llobregat – PDU Granvia – Llobregat

This plan is part of the metropolitan strategic transformation of the access to Barcelona from the Airport. The first transformation stage -Granvia and Plaça Europa- has become an essential element of economic centrality for Barcelona metropolitan area. At present, 40% of the 75,527 jobs in the city are located in this new economic district. This has consolidated l’Hospitalet as the second local economy of Catalonia. The Pla Granvia-Llobregat is the final transformation stage, which will allow the economic district of the city to extend to the Llobregat River, linking in its path the Bellvitge biomedical cluster —more than 50 biomedical research groups and 1,000 researchers—. The 632,058 m2 of roof area for new economic activity (30% commercial and 13% hotel), with the potential to create 20,000 new jobs, will make this one of the most dynamic districts in the central area of Barcelona.

Santa Coloma de Cervelló – Entorn Colònia Güell

Entorn Colònia Güell, the new residential development is in a privileged location full of history, in the heart of the Barcelona Metropolitan Area.

Colònia Güell was created in 1890 as a colony for the textile industry with its own character, designed by architect Antoni Gaudí. With the crisis in the textile sector, the property had to be sold off starting in 1973: the factory in parts to different companies, the houses to their inhabitants, and the facilities and surrounding land public institutions.
